Our Team

Eden Milroy, Principal

Eden Milroy is Pilot Investment's management and development principal. He directs Pilot’s operating activities including project development, asset management and administration. Mr. Milroy also guides the planning and execution of the investment plan for each property. His experience with all facets of physical real estate assets creates the “on the ground” expertise for effective investment.

Mr. Milroy's career of more than forty years has included commercial, industrial, and residential development. His residential experience has involved planning, development or repositioning of more than twenty-two hundred multi-family units. In his early architecture career with Arrowstreet Inc, a large internationally renowned firm, he was responsible for several major commercial, institutional and residential buildings.

Mr. Milroy moved his career into development and investment in the late 1980’s, joining the firm of F. X. Messina, as Vice President, with responsibilities for development, and construction management. During his time with Messina, Mr. Milroy accomplished more than 1.3 million square feet of retail development, as well as several residential apartment and condominium projects.

In 1994, Mr. Milroy founded Pilot Development Partners, Inc., in order to expand his development and investment opportunities. In 1998 he joined forces with partner Fred Kempton, in pursuing major residential and commercial investments.

Mr. Milroy is strongly committed to community involvement. He served for many years as chairman of the Nahant Planning Board. He has served for many years on the board of Raw Art Work Inc., a Lynn youth arts organization, and he is a contributor to many eastern Massachusetts youth organizations.

Mr. Milroy is a member of the American Institute of Architects and the U. S. Green Building Council.

Fred Kempton, Principal

Mr. Kempton is Pilot Investments' chief investment principal, leading the identification, evaluation and negotiation of new investment opportunities. His primary responsibilities are in underwriting properties, structuring investment, developing financing options, and managing investor relations. His skills in understanding market cycles and investment selection, particularly with respect to apartment properties, brings a strategic perspective to Pilot and its investors. Mr. Kempton also participates jointly with Mr. Milroy as Pilot’s asset managers.

Mr. Kempton has more than 40 years of commercial real estate experience encompassing apartment, office, industrial and retail properties. From an early background in civil engineering, he entered his real estate career evaluating commercial and industrial properties with Aetna Life & Casualty Insurance Company. Mr. Kempton went on to a successful commercial brokerage career, first with Algonquin Industrial Realty, and then as a principal of American Commercial Real Estate Company. As co-founder of Pilot Investments, Mr. Kempton has managed more than $200 million in transactions and value-add real estate acquisitions for Pilot.

Mr. Kempton holds a Bachelor of Science degree in civil engineering from the University of Vermont, and is a Massachusetts licensed real estate broker.

William H. Kasel, Jr., V.P., Acquisitions

Mr. Kasel focuses his efforts on the search, sourcing and analysis of new investment opportunities for Pilot. He is especially adept at uncovering and presenting off-market deals to the company.

Mr. Kasel began his real estate career in 1986 managing residential apartments in the city of Boston, and subsequently worked as a commercial real estate broker leasing and selling office, industrial and retail properties. He also has a background in the financial services industry, including the financing of residential and commercial real estate properties. Mr. Kasel graduated from Boston University in 1983 with a BA degree in the Performing Arts, and is an accomplished professional trumpet player in addition to his real estate pursuits. He joined Pilot in March, 2014.

Dennis Ball, V.P., Construction Management

Mr. Ball has been Pilot's manager of capital improvement projects since 2002. His experience includes site selection, site and building acquisition, budget development, construction coordination, property management, governmental agency relations, and management of building trades and professional disciplines.

Kathryn Maynes, Business Manager

Starting as Pilot’s Office Manager in 2002, Kathryn pivoted toward applying her residential property management expertise; studied managerial finance and capital projects requisitioning; became certified in the first Facilities Management program launched at Wentworth Institute, and continues to extend her professional responsibilities.

A former member of the board of the Greater Boston Sierra Club, she helped campaign for a rail link between Boston’s North and South Stations, and published newsletter updates of the litigation against the Big Dig tunnel ventilation stacks. After working as a Highly Committed Volunteer at Panera Cares restaurant over the summer of 2013, she transitioned back to her involvement in the Boston Medical Reserve Corps as a non-medical Leadership volunteer, assisting at small flu clinics and in large-scale training exercises such as the Logan Active Shooter Emergency Response operation, LASER, acting as a victim to provide realistic scenarios to first responders and planning staff.
